New Roofs & Roof Replacement across London

A roof replacement means stripping the existing covering, checking and repairing the structure underneath, fitting new membrane, battens and a new covering, and finishing with new flashings, ridges and details. Done well, a new roof protects the building for decades.

We replace pitched roofs with clay and concrete tiles and natural or fibre-cement slate, and we build new flat roofs in GRP, EPDM and felt. Every re-roof is specified to suit the building, the budget and the planning constraints that apply in London, including conservation areas.

When a roof needs replacing, not repairing

  • Widespread slipping, cracking or crumbling of tiles or slates
  • Leaks in more than one place, or leaks that keep returning after repairs
  • Sagging roof lines, rotten or damp battens and rafters
  • A flat roof with failing seams, blistering and repeated patching
  • A roof that is past its expected life: roughly 20 years for felt, 50 or more for concrete tile

Not sure what is wrong?

Send us a photo or describe the problem and we will tell you honestly what we think it is and what it needs. A free written quote follows any inspection.

What a roof replacement includes

We scaffold the property and protect the site, strip the old roof, inspect and repair rafters, joists and decking, then fit a new breathable membrane, treated battens and the new covering. New ridge and hip details, lead flashings, valleys, verges and fascia, soffit and guttering can be included at the same time, which saves scaffolding cost.

Roof windows, loft insulation and ventilation are reviewed so the new roof performs as well as it looks. If planning or building regulations apply, including conservation area rules, we tell you at the quote stage.

Roof leaking now?

We offer emergency call-outs across all London boroughs. Call us and we will tell you what to do straight away and how soon we can attend.

Choosing your new roof covering

Concrete tiles are the lowest-cost long-lasting option. Clay tiles keep the traditional look of London roofs. Natural slate is the premium choice for period properties. For extensions, garages and dormers, flat roof replacement in GRP or EPDM gives a durable, seamless finish. We will explain the options and help you choose what is right for your property.

What affects the cost?

The price of a new roof depends mainly on the roof area, the covering you choose, the amount of timber repair, access and scaffolding, and extras such as new fascias, guttering and roof windows. After a free survey we provide a written quote with the whole scope and a payment schedule.

New Roofs & Roof Replacement FAQs

How long does a roof replacement take?

A typical house re-roof takes a few days to a couple of weeks depending on size, complexity and weather. We give a timeframe with your quote.

Do I need planning permission for a new roof?

Replacing a roof with like-for-like materials normally does not. In conservation areas and for listed buildings, or if the appearance changes, consent may be needed. We flag this at the quote stage.

Will I need to move out during the work?

No. Roof replacements are done from outside and you can stay at home, although it can be noisy during stripping.

Do you remove the old roofing materials?

Yes. Waste removal is included in our quotes and we leave the site clean. If we suspect asbestos in old materials we stop and arrange specialist testing and removal.
