Chimney Repairs across London
Many London homes have chimney stacks that have not been touched since they were built. Mortar weathers, pots loosen and lead flashings split. The result is damp on the chimney breast, stains on the ceiling and sometimes a stack that leans or sheds bricks.
We repair chimneys safely, working from scaffold or access towers. We can also advise on the work with neighbours: shared stacks on terraced and semi-detached properties can fall under the Party Wall etc. Act 1996.

Chimney work we carry out
We repoint and repair brickwork, re-flaunch and re-bed pots, fit cowls and bird guards, install new lead flashings and trays, and rebuild stacks that are beyond repair. Chimneys that are no longer used can be capped and ventilated, or taken down to roof level and made good.

Repair, rebuild or remove?
Repointing and re-flaunching fix most chimneys in sound condition. A stack with serious cracks, leaning or spalling brickwork needs rebuilding. If the chimney is redundant, taking it down to the roofline can reduce maintenance. Alterations may need Building Regulations approval, and shared stacks may need party wall agreement; we advise you.

How often should a chimney be repointed?
It depends on exposure and the original work. Typically every few decades, but check periodically for crumbling mortar and cracks.
What is flaunching?
It is the sloping layer of mortar around the base of the pots that sheds water off the stack. When it cracks, water gets into the stack.
Can you take a chimney down?
Yes. We can reduce stacks, cap flues and make good the roof. Building Regulations and party wall notices may apply.
Do I need scaffolding?
Usually yes for safe work at height. We include it in the quote.
